We offer annual service agreements which will help prevent these unexpected problems.  Just like a car and our health, our heating, cooling, water and drains need preventative maintenance too.

Service inclusions

Swamp Cooling

Many of us like the humidity that swamp cooling brings into our home and we know that if we don't start these up each spring, we are left without cooling.  Below is a list of the service included with a swamp cooler service.


  • Proper Damper Placement.
  • Test water line for leaks.  (water line replacement not included).
  • Clean drain pan prior to adding water.
  • Clean water distribution lines in cooler.
  • Clean and adjust pump and float.
  • Replace float.
  • Set water to proper level.
  • Test water saturation of pads
  • Test motor for proper amperage.
  • Inspect belt and pulley.
  • Inspect and tighten all electrical connections.
  • Check cooler control system.
  • Check air flow.
  • Adjust relief air.
  • Ensure comfort and customer satisfaction upon completion.

Air Conditioning

For health and comfort reasons alone, many have air conditioning.  Since we have the ability to switch from heating to cooling just by the flip of a switch, we tend to forget about the necessary maintenance required for our units.  To keep your equipment operating at peak performance and efficiency, it is important to have your air conditioner serviced annually.  Below is a list of the service included with an air conditioner maintenance.

  • Clean outdoor condenser coil with water to remove built up debris and allow good, energy efficient air flow across coil.
  • Clean condenser fan blades to remove build up debris and allow a free flowing fan.
  • Test motor amperage.
  • Inspect and tighten all electrical connections.
  • Test safety controls and components for proper operation.
  • Test compressor amperage.
  • Test proper condensation removal and clear line if needed.  Test proper operation of condensate pump if applicable.
  • Inspect indoor coil.
  • Inspect circuit board for any fault codes.
  • Clean or replace filter.
  • Gauge refrigerant levels.
  • Test for proper air flow.
  • Ensure comfort and customer satisfaction upon completion.




Forced Air Heat

Forced Air Heat is a common application in our area whether we have swamp cooling or refrigerated air.  Nonetheless many heaters have the same components and require the same maintenance so if you have a floor furnace, wall furnace or any other heat application, the service list provided below applies to you as well.

  • Clean and adjust gas burners.
  • Pilot and electronic ignition cleaned and adjusted.
  • Inspect heat exchanger for cracks.
  • Inspect combustion air and flue vents for blockage and/or corrosion.
  • Clean and adjust blower fan, belts, pulley's and bearings.
  • Inspect, clean and check operation of condensation system.
  • Check circuit board for fault codes.
  • Check and adjust gas pressure.
  • Proper damper placement.
  • Carbon Monoxide SAFETY check.
  • Clean or replace filter.
  • Program thermostat and replace batteries if applicable.
  • Check and tighten all electrical connections.
  • Test for proper air flow
  • Ensure comfort and customer satisfaction upon completion.
  • Swamp Cooler winterization if applicable. 

Boilers

The luxurious feeling of radiant heat when you step on to what have been a cold floor has become a very common application and there are still many baseboard heat applications as well.  We are very competent and confident with boiler maintenance and troubleshooting!  Please see a list of our service inclusions below: 

  • Clean and adjust gas burners.
  • Pilot and electronic ignition cleaned and adjusted.
  • Inspect heat exchanger for cracks.
  • Check safety controls and switches.
  • Inspect combustion air and flue vents for blockage and/or corrosion.
  • Clean and pump.
  • Inspect, clean and check operation of condensation system.
  • Check circuit board for fault codes.
  • Check and adjust gas pressure.
  • Carbon Monoxide SAFETY check.
  • Test zone valves operation and thermostat operation.
  • Check air vents for leaks.
  • Check and adjust water pressure.
  • Calibrate expansion tank pressure.
  • Check and tighten all electrical connections.
  • Ensure comfort and customer satisfaction upon completion.
  • Swamp cooler winterization if applicable.

Plumbing

Many of us know the old phrase "out of sight, out of mind" and I think we can admit that plumbing is just one of those things we often do not think about yet we utilize it daily and never stop to think about how it relates to our health.  During our plumbing visit we will check and ask you questions regarding your plumbing system.  Thereafter we will provide recommendations that may help you and prevent unexpected plumbing surprises.

  • How often to you invest in bottled water?  Reverse osmosis can save you money and save our environment.
  • Do you have skin problems? Perhaps one of our water treatment systems can help you.
  • Inspect all toilets in the home and test for proper operation.
  • Inspect all water supply fixtures and test for proper operation.
  • Visual inspection of drainage system.
  • Clock water meter to check for any leaks.
  • Educate customer on what to do should a water leak arise.
  • Visual inspection of gas supply system.
  • Water quality test.
  • Ensure customer satisfaction upon completion.
